ACI Boland Architects designed a new speculative multi-tenant office and warehouse facility to fill the need for more office/industrial space in the St. Louis area. Clearpath looked closely at the existing Earth City industrial park and purchased one of the few available properties. We worked with the staff to envision what could be constructed on the site and maximize the design of a new speculative multi-tenant office and warehouse facilities.
The building was preleased during construction and was 50% occupied upon completion of construction. Multiple tenant entry points allow flexibility in leasing it to up to six different tenants with shared entries or three tenants with dedicated entries. The building was designed with a 32-foot clear height and ESFR fire suppression system. Two stories of glass at the entries allow for mezzanine construction if there is a need for additional office space.
