Parkside at Hobby Hill multifamily project was a complex endeavor that required innovative design solutions and close collaboration with the Owner/Developer/|Contractor – Cardinal Crest Design Build, the city of Gladstone, and the design team. This multi-family development, situated on a challenging L-shaped lot with significant elevation changes, presented numerous challenges. From the initial site selection to the end of the project, ACI Boland Architects worked closely with Cardinal Crest to overcome these challenges and create a successful development.

A Partnership with Cardinal Crest

Cardinal Crest Homes, a seasoned high-end single-family home builder, embarked on a journey into the multi-family market with Parkside at Hobby Hill project. As the developer, contractor, and operator, they sought to create a stunning, high-quality apartment community. ACI Boland Architects was thrilled to partner with them on this groundbreaking venture.

Both parties recognized the unique challenges and opportunities presented by this large-scale project. By fostering open communication and a collaborative design process, we were able to refine the design, minimizing the need for costly change orders. The fluid exchange of ideas and a shared commitment to quality craftsmanship allowed us to deliver a project that exceeded expectations, while maintaining a strict budget. Navigating the Community

Parkside at Hobby Hill project presented unique challenges due to its proximity to the historic Hobby Hill Park in Gladstone, Missouri. Working closely with the city, we carefully navigated complex permitting processes and implemented innovative stormwater management solutions to minimize the project’s impact on the environment. The city’s proactive approach and dedication to streamlining the permitting and inspection processes significantly contributed to the project’s success.

Site Challenges

Parkside at Hobby Hill project presented a unique set of site challenges, including a significant 21-foot elevation change and an L-shaped lot with retail frontage. These factors made it difficult to determine the optimal location for the main entrance and to efficiently maximize the number of units.

Through careful analysis and creative design solutions, the team identified the center of the L as the ideal location for the main entrance, providing a strong visual connection to both the retail space and the residential units. Additionally, ACI Boland meticulously studied the site’s topography and zoning regulations to determine the optimal number of units and their placement, ensuring compliance with city requirements while maximizing the project’s potential.

By overcoming these complex site constraints, we were able to create a dynamic and functional design that seamlessly integrates retail and residential uses, enhancing the overall appeal and livability of the Parkside at Hobby Hill community.

A Modern, Inviting Interior

As you enter the common spaces, you’ll be greeted by warm wood tones and durable finishes that create a welcoming and inviting atmosphere. These spaces are designed to feel like home, with amenities like a lobby, dining area, bar, cafe, fitness center, game room, and outdoor swimming pool. Residents can also enjoy pickleball, a dog park, and private parking garages.

One of the standout features of Parkside is its unique wood fluted wall panels, designed and fabricated by a local company. These panels add a touch of character and sophistication to the complex, creating a visually interesting and inviting space. The panels are also a testament to the high quality of workmanship that went into the construction of The Parkside.
